HOW IS MY INVESTMENT PROTECTED?
By subscribing with the shares, you become an equity partner of the company that owns the asset. This company is operated by a manager under the agreement of the company's by-laws, which establishes rights and obligations of the investor, the manager, and Riviera Point. The rights established determine the manner in which profits will be distributed, the guarantees of preferred interest, the payments made during the operation, the distribution of capital gains of the sale, and the final return of capital.
WHAT IS THE PROCESS TO BECOME A PRIVATE EQUITY PARTNER?
- We’ll share our business plan with you, through Private Placement Memorandum (PPM), after giving notice to the SEC (Securities and Exchange Commission).
- You must complete a questionnaire, where you claim to be a qualified investor, verifying the legal source of funds.
- You will come to our office located at 2750 145 Ave, Miramar, FL, 33027 to sign the following documents in the presence of a Notary Public:
- A. Membership Interests.
- B. Social Statutes.
- D. Form W-9 of the United States Department of Treasury. The purpose of the W-9 form is to obligate entities that issue payments to citizens or residents of the United States to ensure that the recipient of the payment meets their US tax liabilities.
- After completing these forms, you can proceed to transfer funds to ESCROW.
WHEN DOES MY INVESTMENT BEGIN TO GENERATE RETURNS?
- The first day of the next month, you begin to accumulate a preferred interest that will be paid semiannually.
- Once the hotel begins to operate, you will receive the operating profit according to the proportion of your investment share in the project.
- Upon selling the asset, you will receive your profit according to the proportion of the investment share plus 100% of the capital invested.
